In a prime location in Župa Dubrovačka, just 12 km from Dubrovnik, building land is for sale within a designated sports and recreational zone. The plot is situated within the construction area of the settlement, with the possibility of building facilities intended for sports and recreation.
The area is intended primarily for the construction of buildings related to sports and leisure. Within this part of the Petrača settlement, it is also possible to develop traffic surfaces and essential infrastructure, as well as install temporary modular structures and equipment, but not for the purpose of housing or accommodation. Land development includes construction and arrangement of walking paths and trim trails, outdoor seating and recreation areas, canopies, swimming areas and cabins, small playgrounds, information boards, signposts, and similar interventions. These developments must not significantly alter the natural landscape, and the clearing of native or homogeneous forest areas for construction is strictly prohibited.
According to the project, the plan includes the construction of a modern sports complex with golf and tennis courts, a gym, a children’s playground, a restaurant, and eight luxury villas.
Each villa (ground floor + first floor), with a gross area of 244.22 m² and a net area of 203 m², will feature a private swimming pool, garden, and parking for two cars. The ground floor includes a kitchen with pantry, dining room, living room, and guest toilet. The first floor offers three bedrooms with en-suite bathrooms, a study, storage room, and a spacious 42.8 m² balcony.
The architectural design combines native stone on the ground floor and light-toned plaster on the upper floor, with flat green roofs enhancing sustainability.
